Access Statement

Introduction

We aim to cater for the needs of all guests who visit The Brandize, eight bedrooms, Guest Accommodation, wherever practicable. The following statement is a summary of our provision. It is for guidance only, dimensions, times etc. are all approximate.

Pre-Arrival

Normal check in time is between 3.00pm and 9.00pm. For times outside this period, prior arrangements need to be made.
Torquay railway station is approximately 5 minutes away by car, or 10 minutes walk.
Torquay coach station is about 5 minutes by car and approximately a 12 minutes walk.
Menus can be provided in large print by prior arrangement.

Arrival and Car Parking Facilities

The Brandize is located off Avenue Road opposite a sports field. There are no parking restrictions in front of the accommodation on Avenue Road.

Access into the car park is via the main entrance directly off Avenue Road. The car park can accommodate nine cars in clearly marked bays.
We have one parking space by the front door allocated to guests that may have difficulty in walking.
The surface of the car park is tarmac. The car park has an inclined access.
Cars and Valuables are parked at owner risk.
The front door is illuminated by a sensor light.
Entry and Exit to and from the car park is the responsibility of each owner/driver.
There are 4 steps from the car park with a half landing and a 5th step through the entrance door.
We offer to assist guests with their luggage if required.

Main Entrance and Reception

The main entrance into The Brandize is accessed from the tarmac car park via a total of five steps with grab rails on both sides of the steps.
The external entrance door is 820mm wide and is normally open.
The front door is usually closed for security reasons and is 820mm wide. There is a door bell located on the left-hand side of the door.
The front door is illuminated by a sensor light.
The main reception is located on the ground floor.
The minimum width of the hallway is 800mm.
The floor is carpeted throughout.
A chair is located in the reception area.
Public Areas – General

The Lounge is located on the ground floor and is accessed through an 860 mm width fire door. It also has a toilet and wash basin in a small room accessed by two doors 580mm wide in the corner of the room.
The Brandize has four ground floor ensuite rooms accessed off the main reception via a Fire door 800mm wide.
The corridor is a minimum 740mm wide.
The Dining room is in the basement via 16 steps.
Access to the four first floor rooms is via 14 stairs of 170mm high and 300mm depth.
A timber banister rail is fitted on the left hand side of the staircase.
A mezzanine floor then has two further steps in front via a 720mm width fire door to room 5, or turning 180 degrees via four further steps and a 720mm width fire door to rooms 1, 3 and 4.

Dining room.

The Dining room is in the basement and is accessed via a 690mm wide Fire door with 16 steps down. A timber handrail is fitted on the left hand wall.
Stair risers are 140mm high and 230mm deep. A single step up of 130mm into the dining room via another 700mm Fire Door
Tables vary in sizes the smallest being 700mm.
The chairs have no arms to them.
Guests who may have difficulty in accessing this room may have their breakfast served in the lounge.

Ground floor Deluxe Bedroom  8, Double ensuite.

The door width is 780mm wide.
The bedroom has a carpet surface.
There is an ensuite with bath and overhead shower, toilet and wash basin.
Wheel chair access into the ensuite is not possible as the doorway is only 600mm wide.
A non slip shower mat is provided for the bath/shower.
The floor surface in the ensuite is vinyl.

Ground floor Bedroom 10, Twin ensuite.

The door width is 780mm wide.
The bedroom has a carpet surface.
There is an ensuite with shower, toilet and wash basin accessed via 620mm door.
The floor surface in the ensuite is vinyl.

Ground floor Bedroom 11, King size/Twin ensuite

The door width is 600mm wide.
The bedroom has a carpet surface.
This room can be used as a Double or a Twin room.
The ensuite has a shower with a hand rail, toilet and wash basin. It is accessed via a 580mm wide sliding door.
The floor surface is vinyl.
Ground floor Bedroom 12, King size/ ensuite

The door width is 630mm wide.
The bedroom has a carpet surface.
This room can be used as a Double or a Twin room.
A wash basin is included in the bedroom
The ensuite has a shower with a hand rail and toilet. It is accessed via a 580mm wide door.
The floor surface is vinyl.

First Floor Room 5 Double ensuite

The door width is 770mm wide.
The bedroom has a carpet surface.
The ensuite has a shower and toilet accessed via a 570 mm sliding door.
The floor surface in the ensuite is vinyl.
The wash basin is in the bedroom.

 

First Floor Luxury Room 4 Double/Twin ensuite

The door width is 800mm wide.
The bedroom has a carpet surface.
This room can be used as a Double or a Twin room.
The ensuite has a shower, toilet and wash basin accessed via a 610 mm width door.
The floor surface in the ensuite is vinyl.

 

First Floor Luxury Room 3 Double ensuite

The door width is 800mm wide.
The bedroom has a carpet surface.
The ensuite has a shower, toilet and wash basin accessed via a 680 mm width door.
The floor surface in the ensuite is vinyl.

First Floor Family Room 1

The door width is 800mm wide.
The bedroom has a carpet surface.
The ensuite has a shower and toilet accessed via a 570 mm.
The floor surface in the ensuite is vinyl.
The wash basin is in the bedroom.
A super king size bed, a full size set of bunk beds and a sofa bed are included in this room.
