Access Statement

Introduction

We aim to cater for the needs of all guests who visit The Brandize Guest House wherever practicable. The following statement is a summary of our provision. It is for guidance only, dimensions, times etc. are all approximate.

Whereas we will aim to accomodate guests with reduced mobility, please be aware that we have 5 steps from the car-park into the front door. We have two guest rooms located on the ground floor, and a further five guest rooms  upstairs on the First floor. If you wish to request a specific room for your stay then please contact us prior to booking.

Brandize Guest House has a centrally controlled fire alarm system with smoke detectors fitted in all rooms. Emergency lights are located at key places throughout the building. The assembly point is in the lower car-park to the front of the property. For the safety and security of our staff and guests, CCTV is active in the common areas and car-park.

Pre-Arrival

Normal check in time is between 3.00pm and 7.00pm. For times outside this period, prior arrangements need to be made.
Torquay railway station is approximately 5 minutes away by car, or 10 minutes walk.
Torquay coach station is about 5 minutes by car and approximately a 12 minutes walk.

Arrival and Car Parking Facilities

The Brandize Guest House is located on Avenue Road opposite a sports field and Cockington School. 

Access into the car park is via the main entrance directly off Avenue Road. The car park can accommodate seven (7) cars in marked bays.
We have one parking space by the front door allocated to guests that may have difficulty in walking.
The surface of the car park is tarmac. The car park has an inclined access.
Cars and Valuables are parked at owner's risk.
Entry and Exit to and from the car park is the responsibility of each owner/driver.
There are 5 steps from the car park with a half landing and then a step through the entrance door.
We area able to assist guests with their luggage if required.

Main Entrance and Reception

The main entrance into The Brandize Guest House is accessed from the tarmac car park via a total of five steps with grab rails on both sides of the steps.
The external entrance door is 850mm wide and is normally open.
The front door is usually closed for security reasons and is 850mm wide. There is a door bell located on the left-hand side of the door.
There is a porch light between the two front doors which is turned on in the evenings.
The main reception is located on the ground floor.
The minimum width of the hallway is 800mm.
The floor is carpeted throughout.

Public Areas – General

The Lounge is located on the ground floor and is accessed through an 860mm width fire door. It also has a toilet and wash basin in a small room accessed by two doors 580mm wide in the corner of the room.
The Brandize has two ground floor ensuite rooms accessed off the main reception via a Fire door 830mm wide.
The corridor is a minimum 740mm wide.
New for 2021, The Dining room is now located on the Ground Floor.
Access to the five first floor rooms is via 14 stairs of 170mm high and 300mm depth.
A timber banister rail is fitted on the left hand side of the staircase.
A mezzanine floor then has two further steps in front via a 780mm width fire door to room 5 & 6, or turning 180 degrees via four further steps and a 760mm width fire door to rooms 1, 3 and 4.

Dining room.

New for 2021, the Dining room is on the ground floor and is accessed via a 850mm wide Fire door.
Tables vary in sizes the smallest being 700mm.
The dining chairs have no arms to them and are not padded. Chairs with arms and padding can be provided in the dining room on request.

Ground floor - Room 11 - Standard Super King Size/Twin Large En-Suite

The door width is 670mm wide.
The bedroom has a carpet surface.
This room can be used as a King SIze or a Twin room.
The ensuite has a large shower en-suite, toilet and wash basin basin. It is accessed via a 610mm wide door.
The floor surface is tiled.


Ground floor - Room 12 - Standard Double Shower Room

The door width is 675mm wide.
The bedroom has a carpet surface.
This room can be used as a Double only.
A wash basin is included in the bedroom.
The ensuite has a large shower & toilet. It is accessed via a 680mm width door.
The floor surface in the en-suite is tiled.

First Floor - Room 6 - Family Room King Size/Bunk Beds Large En-Suite

The door width is 800mm wide.
The bedroom has a carpet surface.
This room can be used as a family room or King Size room.
The ensuite has a large shower, wash hand basin & toilet. It is accessed via a 600mm width door.
The floor surface in the en-suite is vinyl.

First Floor - Room 5 - Deluxe Double Large En-Suite

The door width is 810mm wide.
The bedroom has a carpet surface.
The ensuite has a large shower, wash hand basin and toilet accessed via a 610mm width door.
The floor surface in the ensuite is vinyl.

First Floor - Room 4 -  Super King Size/Twin Large En-Suite

The door width is 855mm wide.
The bedroom has a carpet surface.
This room can be used as a King Size or a Twin room.
The ensuite has a shower, toilet and wash basin accessed via a 610mm width door.
The floor surface in the ensuite is vinyl.

First Floor -  Room 3 - Deluxe KIng Size En-Suite

The door width is 860mm wide.
The bedroom has a carpet surface.
The ensuite has a shower, toilet and wash basin accessed via a 610mm width door.
The floor surface in the ensuite is vinyl.

First Floor - Room 1 - Superior Super King SIze Large En-Suite

The door width is 860mm wide.
The bedroom has a carpet surface.
The ensuite has a  bath with over head shower, wash hand basin and toilet accessed via a 610mm width door..
The floor surface in the ensuite is vinyl.
